Report defines boutique, lifestyle, soft brand

REPORT FROM THE U.S.—It’s the question most likely to stump any given hotelier around the water cooler: “What exactly is the difference between a boutique hotel, a lifestyle hotel and a soft brand?”
 
In a report that will be released Thursday afternoon, The Highland Group offers definitions for these three segments for the first time, along with research that shows U.S. operating and financial performance data for what have become the industry’s toughest segments to categorize.
 
The definitions are: 
  • Boutique: Unique in style, design-centric, either independent or affiliated with a smaller brand system, with 40 to 300 guestrooms. 
  • Lifestyle brands: Prescribed franchised products that are adapted to reflect current trends.
  • Soft brands: Individualized hotels that give owners and operators the opportunity to affiliate with a major chain distribution while retaining their unique design, name and orientation.
 

Why differentiate between these segments? As traveler sentiment and preferences change, the industry has responded over the years with new hotel product to address guest needs, said Kim Bardoul, consultant with The Highland Group and co-author of the report. Along the way, the need for better definitions arose to help owners, investors and even brand companies to clearly define their niche.
 
And as financing continues to open up for hotel projects that fall outside the traditional lines, clear definitions of these newer segments makes development conversations better, said Michael Tall, president and COO of Charlestowne Hotels.
 
“Now, conversations are about, ‘Is this a unique independent; is it a soft brand or is it a lifestyle product?’” he said. “Before, the question was simply, ‘Is there a flag or not a flag?’ We’ve drilled down further into the definitions because the hotel industry has a lot more options when it comes to branding and financing.”
 
These emerging segments will only grow from here, Bardoul predicted. For the research, The Highland Group compiled sample sets for each segment (659 boutique hotels, 178 lifestyle hotels and 208 soft-branded hotels). Based on the sample sets alone, “total revenue for these segments was $11.5 billion” in 2014, she said.
Boutique hotels
Boutique hotels were the real game changer, Bardoul said. As the segment matured from its early days in the 1970s, franchise companies began to respond with what they presented as boutique-like, trendy hotel products and brands.
 
In 2014, the boutique segment posted the highest revenue per available room compared to lifestyle hotels, soft-brand collections, U.S. full-service branded hotels and all U.S. hotels as a group. Along the way it has evolved into a very design-centric segment, Bardoul said, characterized by several different design styles.
 
Compound demand change for the segment was 6.7% over the past five years compared with the 4.2% increase for the total U.S. Compound boutique supply growth during that time was 3.1% compared to 0.8% for the industry at large. Boutique hotel occupancy, average daily rate and RevPAR tend to outpace the industry as well, according to the report.
 
A key takeaway, Bardoul said, is that not all independent hotels are boutiques. For the purposes of the report, she said, the group considered boutique hotels to cut off at 300 guestrooms; her team vetted each property in the sample individually to ensure it met their criteria. Beyond that, boutique hotels can belong to soft brands and even to small chains. “It can be a tough segment to get your arms around,” she said.
 
This segment has proved to be a successful one for real estate investment trust LaSalle Hotel Properties, which has more than 25 boutique hotels in its portfolio, most of which have less than 200 guestrooms, according to President and CEO Michael Barnello.
 
Demand and specific market conditions have played into LaSalle’s decisions to invest heavily in the boutique segment, he said.
 
“We’re an economically pragmatic owner of hotels; we’re equally comfortable with a good branded hotel as we are with these new segments,” he said. “Our perspective is that if the demand is strong enough to fill a hotel without the necessity of a brand, then we don’t need it.” 
 
Beyond location and demand, Barnello said LaSalle has seen the benefits of boutique development, which typically allows for more flexibility. Bardoul noted such flexibility is a marketable benefit over traditional hotels.
 
LaSalle last year made two notable independent boutique acquisitions: the Hotel Vitale in San Francisco and The Heathman Hotel in Portland, Oregon. 
“Because these are independents, we could make changes—bring in a new management company, operate a little more efficiently, add touches that make it more memorable and have better top and bottom lines,” Barnello said. Plus, it can be beneficial to not have the encumbrances of a long-term franchise management contract on a hotel.
 
Barnello and Tall said an advantage to boutique ownership is the growing options when it comes to finding management companies focused on that segment.
 
Lifestyle brands
This newest player in the hotel segment game is poised to become “a significantly larger component of the lodging industry,” Bardoul said. “Right now, we see these fall more into the upscale, select-service segment, but we feel this may even out now as more come on board.”
 
Several of the brands falling into this segment have established footprints, such as Starwood Hotels & Resorts Worldwide’s W Hotels and Le Meridien, while others have launched in the U.S. within the past few months, such as Canopy by Hilton and Marriott International’s Moxy Hotels.
 
On the supply and demand side, this segment has seen demand grow at an annual average pace of nearly 20% from 2009 through 2014, compared to U.S. overall hotel demand growth of 4.2%, Bardoul said, due in large part to growing availability of inventory.
 
The key here, Bardoul said, is that lifestyle brands are clear franchise players.
 
“Lifestyle brands are very different from your typical limited-service branded hotel, but they’re just a bit more prescriptive,” she said, because they do fall under brand guidelines.
 
Some trends have emerged within this newer segment, she said, that play into their revenue-generating opportunities: 
  • most are select-service but with some café or bar option;
  • most have lounges they market to local residents; and 
  • many have small meeting spaces. 

According to the report, “this is reflected in more food-and-beverage revenue than typical for a select-service hotel, and a higher proportion of beverage revenue than typical for traditional hotels.”
 
Soft brands
The report classifies soft-brand collections as similar to boutique hotels—many are boutique hotels—but they belong to branded distribution, sales and marketing, and loyalty systems.
 
Notable here, Bardoul said, is that The Highland Group worked with individual hotel companies to see where they positioned their brands on the spectrum of lifestyle versus soft. As an example, she cited the placement of the Kimpton Hotels brand within the soft-brands group.
 
“If you look at Kimpton at first, you might put them in the lifestyle segment, but then if you look at them compared to Even Hotels or Hotel Indigo, then you see the difference,” she said.
 
On the supply and demand front, Bardoul said soft-brand share now is 0.7% of total U.S. inventory and should exceed 1% within the next few years, in part because as soft brands ramp up and favorable financing conditions persist, brands are doing more new-build soft brands opposed to traditional conversions.
 
In general, soft brands sit above overall industry in occupancy and between the upper-upscale and luxury classes in ADR, according to the report. 
Charlestowne’s Tall said his company has not yet opened a soft-branded hotel but is in conversations with several chains to do so. The company focuses primarily on the management side of the business and has more than 30 hotels in its portfolio; the vast majority are independent boutique properties in the midscale and upscale classes.
 
“A developer who may feel more comfortable with some sort of brand association or proven brand track record may (find soft and lifestyle brands) a good option,” Tall said. “There may be more comfort in that angle.”
 
While the research goal was to create definitions and some boundaries around these segments, Bardoul said they share an important common element: “All of these segments are experiential; that’s the key word,” she said.

Coming Soon: Tiny Hotel Rooms Right on the Airport Concourse

Catch some sleep between flights — without drooling on the guy next to you.

The legions of airline passengers stranded around the world several years back, victims of Volcanogate 2010, shone the floodlights on one seemingly inevitable fact of airports: They make for terrible hotels.

That's about to change, if Dream and Fly has its way. The Barcelona-based design group has an idea to fit-out airports everywhere in small, designy "luxury rooms" — think the Standard hard by Connections Bar & Grill.


Called "Bubbles," they're fully equipped with beds, bathrooms, and tons of places to plug in laptops and the like (another seemingly inevitable fact of airports: they never have enough outlets). They come in three sizes; the largest, at 108 square feet, has a bed, a baby cot, and a bathroom. You rent them at a kiosk or online, and the rate is hourly. "Each Bubble has an astonishingly practical configuration, [and is] individually designed and built with attractive materials, offering great sleeping comfort and a unique experience," Dream and Fly's Cédric Michiels Chalamont tells us in an email.


It might sound weird at first — only a crazy person would want to sleep at an airport. But because of strict security regulations, people are spending more time than ever at airports, and airports have adapted by turning themselves into little cities, with decent restaurants, bars, and way too many stores. Why not add sleeping accommodations to the mix? It'd be perfect for passengers with long layovers who want to catch some shuteye but don't want to pass out on a chair. It'd also be great for people with canceled flights. Instead of wasting money on a cab to some crappy airport hotel, they could fetch up in a pod. Imagine how many people these things could have helped last April.


And it's not just a pipe dream. Chalamont says Dream and Fly has plans to implement Bubbles in two international airports. (Because of NDA contracts, he declined to specify which ones.)
Obviously, there are details to hammer out. How do you keep them clean? How do you make sure they don't turn into vessels for hot, airport hanky panky? And even if they are practical, will people actually use them? Or will they become like airport luggage carts, the exclusive realm of old people and families with too many children? Maybe we're just not used to anything good coming out of places you rent by the hour.

The average traveller journey from research to booking takes 24 days and includes 21.6 touch points. 2015 will see an increased focus on owning your brand voice on all channels.

7. Pay to play social media 
Social platforms will continue to make significant algorithm changes which will affect the social reach of promotional and sales driven content, Hotels will increasingly need to pay in order for this content to be seen.

8. Persona driven content
Hotel must become customer-centric and look at a hotel through the lens of customer rather than the hotel marketer. Hotels need to start understanding what their customer personas want and need from a hotel and tailor their experiences around this.

9. New SEO
With Google now monetizing 100% "above the fold" for hotel search results, Marketers must push the boundaries for organic traffic, 2015 is the year of new SEO - where optimisation moves away from traditional tactics and focuses more on overall customer experience across all channels.

THE BEST APOLOGY

DON'T apologize for someone else's feelings.

"I'm sorry you're mad," is not an apology. It's condescending.

DO apologize for your own actions and attitude.

"I'm sorry I was rude," is an apology that takes ownership. Be specific about what you did wrong. "I'm sorry for whatever made you mad" is NOT going to work.

DON'T add an excuse in your apology.

"I'm sorry I was rude, but I was really irritated," means you're not really sorry. You feel justified for the way you acted and you expect to be excused. One way to remember this is that when you say "I'm sorry but.." you're really just a sorry butt.

DO ask for forgiveness when you apologize.

"I'm sorry," on it's own, is just a statement. It requires no response. "Will you forgive me?" is a humble request that can rebuild a relationship. When you ask your spouse to forgive you, wait. Listen. Be prepared for them to say in response, "I need a minute, I'm not there right now." When you are in the wrong, you are never owed forgiveness.

DON'T expect a reciprocal apology.

Let's say you were in a fight. You were both rude and hostile to each other and now you've decided to be the brave one and apologize first. Do not apologize expecting your spouse to apologize equally. When you recognize you have done something wrong, just own your part of it. The end.

DO attempt to make a repair.

Once you get through the brutal, "I'm sorry. Will you forgive me?" it's wise to make the next step and ask, "Is there anything I can do to make this right?"

Business trips can be tough for many travelers and not everyone takes it lightly. Homesickness, stale croissants and Jetlag leaves the most experienced business travelers wilting over their laptops and tablets at the airport lounge. But the new generations of business travelers have been evolving and bringing a new concept of business travel.

Being a traveler myself I have to frequently fly to the UAE for my business meetings, but I don't only spend my time in the hotel staring at the PowerPoint slides. I try to brainstorm when I'm walking on the beach or out for coffee at some comfy café. Here are my five tips on how to make your business travel, interesting rather than boring.

Don't Sleep As Soon As You Land
When you land at your destination don't just go to the hotel and sleep. Yes, I know you must be going through Jetlag but there are other better ways to deal with it. I prefer going out for a nice meal and then a walk around the park near to my lodging place. Plus try not to stay at a hotel, I recommend that you book a comfortable house in a friendly neighborhood, this way you remain in a lively environment rather than the high-rise hotel areas which usually get deserted by night hours.

Make It Fun For Yourself
Being a frequent traveler for business trips I have discovered that there are many people who travel for their work dealings but don't restrict themselves to work only. Like I always explore the city or the local neighborhoods by the end of the day or once my business meetings are over I spend two more extra days only for leisure.

Go For The Local Good Food
When you are going on a business travel the good part is that all your expenses are covered so why not eat at a good restaurant. My first official work trip to Asia was overall good except for the part that I tried the strategy of booking my hotel near the airport. So I had to eat at the restaurants located near to my hotel, but that was my worst mistake as there is no food culture there if you want to eat good food, then you must try the restaurants near the local neighborhoods and eat what the locals eat.

Get Some Fresh Perspective
When you reach a new destination you need to get some fresh air and fresh perspective. Sitting in your hotel room won't get you a fresh perspective. I try to approach new people at the coffee shops, mostly; I'm the kind of person who would rather like to sit in a café then a club. So when you spend time outdoors you meet new people and get to know their opinions which help in getting a fresh perspective yourself.

Surround Yourself With Creativity
Creativity brings inspiration, my business trip checklist doesn't only includes tasks to be done, it also includes beaches, parks and art galleries. I like to go to places where I can get inspired. For me visiting an art gallery or museums is good as it refreshes my mind and I can think better about work and other things.

10 Hidden Beaches in Bali

Everyone knows that Bali has beaches; it's one of the main reasons people travel half way across the world to visit the Island of Gods. Whether it's the exotic black volcanic beaches of the west or the soft white sand beaches in the south, there's sure to be something for every type of beach-goer.
Visitors are bound to have heard of the beaches at Kuta, Nusa Dua and Sanur, but what about those that are a little harder to find, tucked away down a beaten track or nestled below secluded cliffs? Here we share some of our favorite hidden beaches in Bali... It may take a little longer to get there, but it's worth the effort!

1. Perasi Beach (Pasir Putih)

 

Perasi Beach is also known as "White Sand Beach" or "Virgin Beach" and is located in the Karangasem regency in East Bali. If you're looking to get away from the crowded beaches like Kuta and Sanur in the south, then this beach is for you.

No hotels, villas or any other tourist accommodations are visible from Perasi Beach, only views of Gili Biaha on the horizon. There are a couple of food stalls and shops that offer local food, snacks and beverages for visitors, and it's also possible to rent an umbrella and sun loungers for the day.

Located about 4.5 km east of Candi Dasa, Perasi Beach is about one and a half hour's drive from Denpasar. Follow the Jalan Raya Candidasa-Bugbug main road to the village of Perasi and look out for a dirt road opposite the village’s Pura Bale Agung temple that leads to the beach.

Signs may display various names such as "White Sand Beach", "Virgin Beach" or "Pasir Putih". It's then a one-kilometer drive down a bumpy track to the beach, where parking is available under shady palm trees.

 2. Balangan

Balangan is a favorite hangout for surfers and is located on Bali's Bukit Peninsula, not far from the world-famous break at Uluwatu.
 
It's possible to spend the night at Balangan, either at one of the guesthouses on the bluff or at one of the beach shacks right on the beach. White sun umbrellas line the stretch of sand at the base of the cliffs and is the perfect place to soak up the sun while the surfers amongst you catch some waves out front.

3. Green Bowl

Getting to Green Bowl can be quite a task but once there, you can expect a quiet, secluded beach and world-class surf.
 
Located on the southern coast, next to the derelict hotel site of the Bali Cliff Resort, visitors need to walk down hundreds of concrete steps to reach the beach. At the base are a few bat caves; pretty harmless during the day as most of the bats are asleep.

Green Bowl is known as one of the best surf spots on the island, and is not suitable for beginners. Access is from the long stairway at the temple next to the closed Bali Cliff Resort.

4. Amed Beach

The name "Amed" actually refers to several small fishing villages located along Bali's East coast. With breathtaking sunrises and excellent diving and snorkeling, Amed is a favorite weekend destination of ours.
 
The charming seaside villages are fairly spread out, so they don't feel like they're on top of one another and the views of Gunung Agung are another reason to stay a while and take it all in.

Amed is about two and a half hours from the south, passing through the Karangasem and Klungkung regencies. It's also a great base from which to explore other local attractions such as the Tirta Gangga Water Palace and Goa Lawah Temple.

5. Dream Beach

Although not on Bali itself, Dream Beach on nearby Nusa Lembongan had to be included amongst the Top 10 Hidden Beaches list. The small island of Nusa Lembongan is a 30-minute speedboat ride from Sanur or Benoa Harbor and offers no cars, world-class sunsets and secret, secluded beaches.

Dream Beach is located on the southern shores of Lembongan, with fine white sand behind a row of palms and thorny shrubs. There's also simple beach-style accommodation, as well as a cafe serving local food.

6. Karma Beach

This private beach is part of Karma Kendara resort, located in Ungasan on the Bukit Peninsula, and is also known as Nammos Beach - the name of the private beach club of the same resort. Access down to the beach is via a funicular, with views of the white sand beach and azure waters.

Nammo's Beach Club charges an entrance fee which you can then use against the price of food and drinks, mainly of a Mediterranean style. It may seem a little pricey, but spending a day on a private beach without the hassle of hawkers bothering you every five minutes is worth it. Being waited on hand and foot doesn't hurt either!

7. Finn's Beach

Another little slice of paradise is the private beach located below the Semara Luxury Villa Resort in Ungasan.

The best part is getting to this beach, via a two-minute funicular ride between two cliff walls. A fee of Rp.250,000 per person is charged for outside guests which is later deducted from the food and drinks bill (an excuse to indulge in the delicious menu created in a semi-open kitchen).

Finn's Beach is family friendly and is the perfect way to enjoy the sun and the sea. To get to the beach, take the road down Jalan Pantai Selatan Gau in Ungasan and follow the Finns signs.

8. Balian

The west coast of Bali has a different look and feel, with black volcanic sand beaches and pounding surf. The waves at Balian attract surfers from around the globe and accommodation is easy to find.

Balian is situated at the mouth of a wide river and is roughly a two-hour drive from Seminyak, depending on the traffic. The road to Gilimanuk can be a bit of a hairy drive, so take care and be patient with all the trucks traveling to and from Java.

9. Dreamland Beach

One might get put off by the developments at Pecatu Indah, but Dreamland remains a beach worth visiting. With turquoise waters and a white sand beach, you can only imagine what Dreamland was like before all the expansions. Also a popular surf break, Dreamland is accessed via a winding road that leads down from the huge Pecatu Indah gate.

10. Padang Padang

Last but by no means least on our list is the sweet little bay of Padang Padang. Situated on the way to Uluwatu, access to the beach is down a flight of stairs that pass through a stone crevice.
 
Padang Padang is also a world-famous surf spot and when it's big, you can watch some of the best surfers on the island doing what they do best. For non-surfers, it's a great beach to just chill out and catch some sun but bear in mind that at high tide, there's not much beach at all.

Grab a bite to eat at one of the local warungs and undoubtedly you'll come back with a new sarong (or two)...

Travel Tips: How Sick Is Too Sick To Fly?

Under the weather? Need a vacation but too sick? Should I reschedule? Use this quick guide to answer that questions: Am I too sick to fly?

 

After planning the perfect vacation, anxiously waiting for the departure date, arranging backup for work, packing and financing everything; the sore throat and headache arrive. Are you too sick to fly? Here's a quick guide to determine the answer to that question. 
 
Typically adults with minor illnesses can still travel; with precautions and over-the-counter medications to provide comfort. Most dangers arise from illness while flying due to the reduced cabin air pressure, the lower oxygen content of the air, the motion of the plane, dehydration, the stress of traveling and the low availability of medical treatment should something go wrong.
Common head colds, food reactions or general discomfort are minor illnesses. Take over-the-counter medication per the instructions, take the day slowly and leave extra time for even the minor duties of the day. Be certain to keep yourself well hydrated and, if necessary, exchange seats on the flight to be close to the lavatory. The flight may be more tiring and trying but one day of rest out of a vacation is probably all that is needed to catch up.

Illnesses causing breathing difficulty, severe asthma attacks or ear infections may result in a delay in flying. The decreased availability of oxygen, the reduced cabin air pressure and the motion of the plane can cause these illnesses to worsen even with over-the-counter aids. If dizziness or difficulty in breathing is apparent at the airport terminal, reconsider the flight. Reschedule for a day or two to allow the illness to subside.

Contagious diseases, such as chicken pox, measles or Conjunctivitis (pink-eye), even if not causing discomfort; are the best reason to reschedule flight arrangements. It's simply a common courteous to those traveling around you.
Definitely reschedule flights should you fit into any of these categories:
  • Suffered a heart attack within the last 30 days  
  • Suffered a stroke within the last 14 days 
  • Diagnosed with severe lung disease  
  • Diagnosed with acute sinusitis 
  • Diagnosed with a middle ear infection  
  • Received major surgery within the last 14 days 
  • Received recent eye surgery  
  • Have a wired jaw 
  • Are pregnant beyond 240 days (or less if threatened miscarriage).
  • Diagnosed with Epilepsy (unless medically controlled)  
  • Had a recent skull fracture 
  • Diagnosed with brain tumors  
  • Suffer from violent and unpredictable behavior 
  • Have scuba dived within the last 24 hours  
Some simple precautions that everyone can take to aid in comfort during the flight: 
  • If you can tolerate aspirin, take one a day for a few days before you travel.
  • Wear loose clothing and footwear.  
  • Before you board, massage your calves and thighs and move your ankles in a circular motion to increase blood flow. Do this every half-hour or so during the flight. 
  • Get up and move around the cabin. Simple movement and stretching every hour keeps the blood circulating  
  • Drink plenty of non-alcoholic beverages
  • Should you feel particularly tired, don't be afraid to request a wheelchair for use at the airport.  
  • Alert flight attendants of your illness or general discomfort - they usually will keep a watchful eye to grant aid. 
  • Of course, should you have any doubt, consult a physician prior to leaving.

Eleven Places You Must See in Bali

Bali is possibly one of the most enchanting island on earth. One of more than 13.000 islands in Indonesia, and Bali is revered as one of the world's most popular and interesting tourist destination.

Some quick facts: Bali covers an area of 5620 km2, about 140 km from West to East and 80 km from the South to North. The South part consists of lime stone with beautiful soft white sand along the beach, while the East, West and North are mostly volcanic layers with black soft sand beach.

Bali has a tropical climate with the average temperature of about 30 degrees C (80 degrees F) all year. It has only 2 seasons, dry season started from April to October and wet season from October to April. It is always nice and cool in the hillside while though hot around the coastal area but there are still nice breeze all the time. The dry season is always sunny with great view of sunset and sunrise, while the wet season is not too wet because there is still much sun to enjoy during the day time.

Here are eleven things one must see if you are in Bali:

Barong Dance
This is approx. 1 hour long religious dance representing the eternal fight between the good - Barong and the evil symbolized by a horrible looking witch called Rangda. The costumes and set are elaborate and nice. The trick is to get there early, so that you get front seats and be close enough to see the facial expressions of the dancers .


Celuk (Gold & silver smith), Mas (wood carving) and Stone carving villages 
You would drive past these 3 villages and see the array of shops selling the gold, wood and stone. As you get into Celuk, all the gold and silver smith shops flank the roads, you can also drop by their factory to take a look at the production process. The same goes for the wood carving and stone carving


 

Mount Batur (Kintamani) 
This is the second largest active volcano in Bali. It is 1,717 meters from sea level, and bears the remains of the black lava from it's eruption in 1917 and 1927. There is a nice scenic crater lake there. You can do buffet lunch at one of the restaurant and admire the breath-taking view as you eat. The buffet lunch cost about S$10 and has reasonable spread


Tirta Empul 
Tirta Empul means " bubbling water " and is a holy water temple built in 960 AD. The temple is beautiful temple and has holy water fountains for different purposes of purification and blessing. There were people in the fountains doing their purification when I was there. Further inside the temple area, you can see the source of the water – a spring where water is bubbling up through the black sand. A total make of nature. Legend has it that one of the gods shot an arrow from heaven to look for water, and the spot where the water is bubbling up now is the exact spot where the arrow hit
 

Goa Gajah 
Means "elephant cave". Found in 11th century, this cave was dug in the peaceful riverside valley in a hard sand stone. Entering the inside T-Shape cave, there are some niches used by Buddhist Monks for meditation. Among the many historical remains found around this cave is the holy Ganesh Statue (a human body with elephant head) which is believed as the God of Purification and Evil Controller. The cave can be quite claustrophobic for some people but is well worth a quick look inside  


Sebatu Holy Spring Temple 
Is named " Gunung Kawi " in Balinese. It is a very beautiful village temple located in a peaceful valley with its holy spring. Somewhat similar to Trita Empul, there are large fountains outside the temple area, where villagers use to take a bath. However, my driver told me that this place is not as ‘holy' as Tirta Empul  


Taman Ayun 
Is the largest Royal Family Temple Complex built in 1934 in the village of Mengwi, Badung Regency. The area of this temple is surrounded by moat with some water lilies and lotuses. The place is still used during prayer sessions and important ceremonial events  


Tanah Lot 
One of the most famed temple in Bali. Tanah Lot means " the land of ocean" is a fascinating Hindu Temple built on a piece of cliff in Indian Ocean shore. This temple is dedicated to the God of Ocean "Baruna" built by a high Hindu Priest name Dang Hyang Dwijendra in the 16th century. During high tide, the cliff is surrounded by water and the temple looks like it is floating. In the bottom part of the cliff there is a fresh water holy spring while on the beach cave there are some holy snakes that guard the temple. In the South and North part of the temple is absolutely beautiful view and best for watching sunset 
  

Uluwatu Temple 
Also built by the same Hindu Priest who built Tanah Lot, Uluwatu temple is also another magnificent temple built perched on a cliff. The whole temple stretches across a large area and it is flanked by the fabulous India Ocean. Here, you also see large numbers of monkeys, mostly mischievous ones, who snatches food from visitors 


Lake Beratan & Pura Ulun Danu 
Beratan is a name of the Lake and Village. There is a spectacular floating temple called "Ulun Danu Temple" and is an absolutely interesting sight. The weather at the lake is cool, which is a nice break from the mostly hot sun during my trip. There were people who hired a traditional paddle boat or speed boat to go around the lake, although my driver said there really is nothing much to see around the lake 


Jatiluweh 
A place where you see lots of terraced rice paddy fields. The sights are breathtaking as you see the green terrace, meandering around you. This place is supposed to one of the few in the world that has such nice terraced paddies. Those terraces are probably cut decades ago, and now resulting in the fascinating view today

Entrusting your hotel to a management company requires very thorough due diligence during the selection process. Picking the right operator could mean the difference between owning a financially successful lodging facility or one that could take you into bankruptcy. To put this decision into perspective, I have reviewed the operations of more than 8,000 hotels during the past 30 years and found fewer than 2,000 that were run with a high level of competency. Most hotel management companies lack the ability to maximize long-term revenues and minimize long-term expenses.

I find most hotel owners will select a management company based almost entirely on a recognizable brand name. While a strong brand is important, there are many other issues that need to be considered during the selection process.

Over the years, I have developed a numeric rating system to evaluate the strengths and weaknesses of hotel management companies so owners can compare the attributes of several operators. Each question has a rating ranging from -4 to +10. Simply total up the numeric ratings for each the management companies you are considering and the result will provide a better idea of which one to select.
